Property Management

Property management lies at the core of our business at Moore Properties with a reputation for efficient, professional service that has been built up over many years. We place great emphasis on establishing a relationship of trust between landlord and agent, so that you can be sure we will act fairly with tenants but always with your best interests in mind.

Our aim is for you to achieve the best possible return on your asset whilst protecting its long term value.  That means taking into consideration not only the rent but also the quality of tenant and continuity of tenancy.

Renting your property

Without obligation we will undertake an initial assessment of your property with advice from our experienced managers on how to achieve the best rental terms.

Our standard annual fee for letting and managing single units would typically be between 7.5% and 10% of the annual rental income and we provide written confirmation of the terms under which we would act. Fees negotiable for multiple units.

What services do we provide for this annual fee?

  • Finding a suitable tenant through our register of applicants, website, town-centre window display and at our discretion, press advertising.
  • Accompanied viewings of your property by short-listed applicants.
  • Checking the suitability of a tenant typically by means of bank, personal and professional references. You will always have the final say before a tenant is accepted.
  • Submitting the appropriate Housing Application form on your behalf to obtain the necessary approval of the tenancy from the Housing Committee.
  • Preparing an inventory and schedule of condition.
  • For residential property, preparing a draft lease for your approval prior to signature by the tenant.
  • Overseeing the transfer of utility services into the tenant’s name in accordance with your instructions.
  • Receiving and holding the tenant’s deposit in a separate client’s account.
  • Collecting and banking rent on your behalf. (You may receive rent direct if preferred.)
  • Providing a 24/7 point of contact for your tenant.
  • Maintaining a team of reliable, trusted tradesmen on call in the event of a problem.
  • Arranging and supervising routine minor maintenance and repairs subject to your approval.
  • Settlement of property related accounts in accordance with your instructions.
  • Providing statements of account on a quarterly or monthly basis.
  • For the organisation and supervision of large scale “one-off” renovation and upgrading projects, we reserve the right to make an additional charge agreed with you in advance, typically 10% of the cost of the work.
  • Applying rent reviews.
  • Undertaking a property check and return of deposit when tenant vacates.
